Progressing the Sale

Possibly considered the most stressful part of the house moving process! But with some calm communication you can have a smooth move.

Always remember:

  • Diplomacy
  • Tact
  • Patience
  • Perseverance

You will be in contact with a variety of different people at this stage including buyers, sellers, solicitors, mortgage advisors, surveyors. You will be expected to liaise with a variety of different people on all levels and to communicate effectively with them in order to achieve your move. Remember the four points above. NOW is your chance to act not only as the selling agent but also as the progressing agent.

Before you start..Too much advice is rarely a bad thing

You can never really have too much advice when it comes to selling your home and progressing the sale, it really comes down to which advice you choose to take on board and act upon. UBTHEAGENT endeavours to give as much guidance as possible but we would never claim that any one answer to a situation is definitive. So consider other sources:

  • The Estate Agent.

    Naturally the point of using UBTHEAGENT to sell privately means you are trying to save hundreds, if not thousands of pounds on fees. If an estate agent that was particularly knowledgeable and helpful is in a chain of sale that you are involved in they will be wanting to save money too! (BY KEEPING THE CHAIN TOGETHER). So much so they may be willing to part with some friendly advice from their own experience of working in the area. Take your time and get to know your local estate agents involved, after all you are aspiring to do their job yourself and they may be able to help.

  • Friends and Family.

    You may be already planning your house warming in your head, but why not ask all those friends, workmates and family members about their house selling and buying. Their words may well be valued advice, your looking for positive solutions to any eventuality.

  • Conveyancer / Solicitor(s)

    Whoever is dealing with the legal implications towards your purchase or sale may be able to give you an idea of the extent of the consequence given a chosen route that you decide to take. It is important not to be too terrified at any stage of talks but to simply weigh your options with a good deal of common sense.

  • Listen to yourself.

    Whilst this may go without saying it is important to remember what you are trying to achieve here. You are trying to save money and move into your new home. Sometimes this vision can be lost or clouded under issues that whilst may seem difficult are not actually as bad as once thought. Ask yourself how you really feel about what you are doing? But also try to be objective. How much do you want to move and what are you prepared (or not as the case may be) to gain your new property or hold onto your buyer if problems arise?

    Common sense usually again prevails but it is advisable at stages not to be hasty or make rash actions or phone calls until you are absolutely positive on your course of action.

TOP TIP:

Some of the best ways of handling the move is to simply speak to each relevant party and find each milestone that you are waiting for to move onto the next one. Ask the relevant party or individual how long this particular part is expected to take. When that timeframe is up call them again to see if it has been completed.

You may find yourself at times moving from person to person, but providing you don’t contact them too much and don’t prevent them from doing the task they are trying to complete then everything should be fine.

Remember! Push each party to complete their relative component parts of the move so you can complete on that expected timeframe but NOT so much as it jeopardizes the moving process.
