Setting Your Price

The most important things to remember are two universal truths:

1) A property is only worth what someone is prepared to pay.
2) A valuation is only an opinion. Nobody can guarantee what your house will exactly achieve.

So the difficulty is if you’re looking to achieve as much money as possible for the property, how can you make sure the figure you market your property at is right. There are several areas of research you can enquire.

• Ask your local estate agent if they have sold any in the region similar to yours recently.
• Check the local newspapers and property websites in your postcode to look at comparable properties and what they are asking.
• Some websites can tell you what houses (if any) in your immediate roads have achieved.
• Keep an eye on the SOLD boards in your area for guide prices

One of the greatest benefits of ubtheagent is that you can determine your own price. It is plausible that if your home does not sell you may need to reduce the price, however you are in control at all times.

If you don’t ask you don’t get and you can always reduce your price if necessary.
