Preparing Your Property Details

Without going overboard most buyers will want to know before they commit to a viewing a lot of information about the property as to not waste anyone’s time. Does the garden face South? Is there an outside tap? Will the oven be staying or are the light fittings included in the sale of the property?

These are all questions that may require answering before a viewer will want to take that extra step and contact you. Below is a guide to room by room examples of terminology. Feel free to adopt some of the terms and descriptions in your own in any order you like. After the last steps UBTHEAGENT has given such an example of an entire property to show you:

  • Measuring your rooms and recording/displaying accurate sizing.

    Each vendor advertising their property through an Estate Agent will have their measurements done for them. This time YOU will need to do them in order to give your viewer an accurate sense of size and space available in each of your relevant rooms

    IT IS IMPERATIVE TO BE AS ACCURATE AND AS HONEST AS POSSIBLE!

    Without explaining the measurements a misled viewer will not be able to realize if their furniture, appliances or space required for what they need is available.

    It is advisable (if possible) to use both feet and inches and metric measurements. You might not want to prevent a browsing buyer from enquiring further because you are using a format they are not accustomed to. But if you cannot make the conversion it won’t be the end of the world.

    Some examples:

    • Kitchen 16’5 x 21’8 (5.0m x 6.60m)
    • Lounge: 15’1 x 11’8 (4.60m x 3.56m) measurement to bay window
    • Bedroom 1 : 11’8 x 17’2 (3.56m x 5.23m) measurement including wardrobe depth
    • Dining room; 15’1 narrowing to 11’8 x 8’1

    You may even want to describe the room and simply display the largest measurement: e.g

    • 15’8 x 12’3 (…m x …m) (Triangular shaped room measured to max.)
    • The Entrance

      Entrance door to: / Solid wood entrance door to: / Glazed entrance door to: / Upvc entrance door to: / Upvc obscure glazed entrance door to: / Courtesy lighting with porch canopy over entrance door to:

    • The Entrance Porch

      Enclosed entrance porch with door to hall: / Enclosed entrance porch with electric and gas meters with fitted shoe cupboard

    • The Hallway

      Stairs to first/second/third floor, / telephone point, / under stairs storage cupboard/recess, / cloaks cupboard, / (see ceilings, floorings, windows)

    • The Lounge/Sitting room

      Feature fireplace, / Gas fireplace, / Gas living flame effect fireplace, gas living flame effect fireplace with hearth and surrounds, ornate tiling, wall mounted electric heater, wall mounted storage heater, TV point, Telephone point, NTL connection point, Satellite point, glazed doors to adjoining rooms (such as a diner/conservatory/reading room etc..) (see ceilings, floorings and windows)

    • The Kitchen / Kitchen/Diner

      Fitted cupboard units (base or eye level or both), rolledge or square edge worksurfaces (marble/granite/solid wood/tiled etc…) , space and plumbing for dishwashers/washing machines / integrated dishwashers or washing machines, space or integrated cookers, range style or conventional with extractor fans or hoods over (include materials if necessary such as stainless steel / tiled surrounds / spashbacks / space for fridge/fridge freezers / integrated fridge/freezers / integrated microwaves / wall mounted or freestanding boiler (specify oil/gas/calor gas etc..) / (see ceilings, floorings and windows)

    • The Landing

      First / second / third (if applicable) / access to loft space (is it boarded?, does it have a ladder? Connected to power or lighting? Does it have a window?) (see ceilings, flooring, windows and radiators)

    • Bathrooms and En-suites

      Two / three / four / five piece suite comprising; low(or high) level W/C / pedestal (or wall mounted or vanity) wash hand basin / panelled bath (with or without mixer tap and shower attachment / separate shower over / screen to side / shower cubicle (has the shower multi jet points? Is it a single or double size? / tiled surrounds / extractor fan. (see ceilings, flooring, windows and radiators)

    • Bedroom 1/2/3 etc..

      See ceilings, floorings, windows and radiators. / fitted or built in wardrobes and wardrobe cupboards / satellite or TV connection points.

    • Front Garden

      Open plan / enclosed / laid to lawn,gravel,cork, or paved etc.. / small,mature,large, shrubs / trees / hedges / borders / paved patio / outside tap / access to front/rear/side / garden shed / storage shed

    • Rear Garden

      Open plan / enclosed / laid to lawn,gravel,cork, or paved etc.. / small,mature,large, shrubs / trees / hedges / borders / paved patio / outside tap / access to front/rear/side / garden shed / storage shed

    • Garage and Parking

      Single or double garage / connected to power/lighting/water / metal (electric or manual) up and over doors / access door to garden / window to side/rear / overhead storage

  • Ceilings, Floorings, Windows and Radiators

    Whilst most rooms have either some type of flooring, ceiling and window(s) they do not fall directly under a direct room type. As such there are a list of examples below of how they might be represented in your home particulars. See the property example after these descriptions if you are still unsure.

    • Window to front/side/rear aspect (is it dual, triple aspect?)
    • French doors to front/side/rear aspect (overlooking balcony/ overlooking fields/ overlooking river aspect.)
    • Glazed doors to: / obscure glazed door to / upvc obscure glazed door to / double doors to..etc
    • Textured ceiling / plain finish ceiling / corniced or coved to textured or plain finish ceiling
    • Single or double paneled radiators / heated towel rails / tower radiators / slimline electric heaters / storage heaters / convector heaters
    • Tiled flooring / vinyl flooring / Karndean / Solid wood / Laminate etc…
  • Miscallaneous features

    Period property features, swimming pools, spa’s and sauna’s, Custom made fireplaces detailing stone, materials including mantelpieces (as the case may or may not be). Do you have a conservatory? Is it UPVC and brickbuilt, is it connected to power or lighting and heating? It is always advisable to give truthful details and remember that you bought your home for a reason, GO ON BE A SHOW OFF!!!

    N.B - IF YOUR PROPERTY DOESN’T HAVE THE FEATURE…DO NOT INCLUDE IT IN THE DETAILS!!!

  • Case Example property details

    The following is an example of a set of property details for a three bedroom house. It is by no means an exhaustive solution and may be used as you deem fit. Its purpose is to get you going towards creating your own details.

    Obscure glazed entrance door to:

    Entrance Hall: Stairs to first floor, single radiator, window to front and side, telephone point, coved ceiling.

    Cloakroom: Two piece suite comprising wall mounted wash hand basin and low level w/c, tiled surrounds, frosted window to front.

    Lounge: 12’1 x 17’00 (3.68m x 5.18m) : Dual aspect comprising bay window to front and sliding patio doors to garden, wall mounted gas living flame effect fireplace with hearth and mantel piece over, TV and Telephone points, coved to plain finish ceiling.

    Dining Room: 12’1 x 11’00 (3.68m x 3.35m) : French doors to garden, two wall light points, two single radiators, coved to textured ceiling.

    Kitchen/Diner: 15’00 x 9’00 (4.57m x 2.74m) : Refitted in a range of base and wall mounted cupboard units, rolled edge beech wood work surfaces with inset stainless steel drainer sink unit, integrated electric oven with hob and extractor fan over, tiled splashbacks, space for fridge/freezer, space and plumbing for dishwasher and washing machine. Space for microwave, window to rear and glazed door to garden, double radiator wall mounted gas boiler, tiled flooring, breakfast bar, coved ceiling.

    First Floor landing: Access to loft space (connected to power and lighting, partially boarded), single radiator, cupboard housing how water cylinder, coved ceiling.

    Bedroom 1: 12’00 x 11’8 (3.66m x 3.56) : Window to rear aspect, double panelled radiator, Satellite and telephone connection points, built in double wardrobe, coved to plain finish ceiling.

    Bedroom 2 : 11’00 x 10’11 (3.35m x 3.33m) : ‘Dorma’ style window to rear aspect, broadband connection point, built in wardrobe cupboard, single radiator, coved to textured ceiling.

    Bedroom 3 : 8’00 x 7’11 (2.44m x 2.41m) : Window to front and Velux window to side, single radiator, single fitted wardrobe, coved ceiling.

    Bathroom: Four piece suite comprising; high level w/c, pedestal wash hand basin, panelled bathtub with mixer tap and shower attachment over, double shower cubicle, tiled surrounds, extractor fan, obscure glazed window to front, tiled flooring, heated towel rail, coved ceiling.

    Front Garden : Open plan laid mainly to block paving providing several off road parking spaces, small shrub borders, pathway leading to courtesy lit entrance porch over front entrance door.

    Rear Garden : Fully enclosed laid to lawn with mature trees, shrubs and borders, paved patio area to house, outside tap, access to front via side gate.

    Garage : Single garage connected to power, water and lighting, with metal up and over door, glazed door to rear garden
