Putting forward an offer can be done very well or very badly. There are a number of House sales that have not been achieved due to the nature of offers being put forward poorly by the estate agents instructed to do so.
Now It’s Your Turn!
But there’s no need to panic. Providing you follow a few simple guidelines you’ll be fine.
1). REGISTRATION REQUIREMENTS
By filling in the registration requirements you will have already given strength towards your offer by being honest from the start. With solicitors, finances, amount and moving timeframe will your offer be treated seriously.
2). SO WHAT SHOULD I OFFER?
In short…offer what you think the property is worth. Based upon what you feel about the property and what it offers YOU as a buyer. Again think about how you would treat such an offer if you were the owner.
3). ACCEPTANCE OR REJECTION.
Fantastic news if your offer has been accepted. But don’t despair if it has not. It is not uncommon offers get rejected, you may wish to counter offer with a higher amount or stick with your initial offer.
Try asking what the vendor is looking for (preferably over email and not at the appointment) some vendors may not like the idea of confronting figures immediately in their home and may want time to think about things) Although you may be comfortable it is better to be safe than sorry rather than finishing negotiations abruptly.
Can you negotiate higher and include any furnishings? Are you flexible with your timeframe to suit the vendors needs (if they need to buy on). Would you pay more if they agreed to reserve the property for you if you have yet to sell yours.
Justify why you are offering the stated amount.
If you are are keen to clinch a deal with the seller, be sure to mention any ideas you have of including other things in the agreement.
