Some useful information to help you when buying a new home and contacting sellers.

Constructive Feedback

The point of good, honest, constructive feedback is that after a number of viewings the vendor will (in principle) be able to glean why the property has not sold. Sometimes the most frustrating thing for a Vendor is that they have no idea why it has not been bought. This is where the honesty of your feedback and the way it is put across is critical.  Some area of feedback may be;

  • What did you think of the location?
  • Was the property the right size?
  • Did you feel the decor was good/fair/acceptable or needed work?
  • How did you feel about access/parking arrangements?
  • What did you think of the potential to the property?
  • What did you think of the price?

Naturally as much diplomacy as possible will help but try avoid skirting round the issue.

Some examples off feedback are given below.

Viewer 1 – (unsuitable house type)

Dear Homeowner,

Thank you for being able to accommodate our viewing on Saturday. The location of the property was perfect for us however we have now decided that we would definitely prefer a kitchen/diner instead of a separate dining room. Based upon this we will not be proceeding any further with the property.We wish you the very best of luck in the futureMany thanksMr and Mrs Viewer.

Viewer 2. (just out of price range)

Dear Homeowner,

Thank you for taking the time to let us view your home this week. However at this time we do feel in relation to what the property offers and others comparable at the moment that we would make a lower offer than the asking price. Based upon what else we have seen we would attach a value to the property closer to the £…,000 region. If there is any possibility of an acceptance close to this figure please do not hesitate to contact us.

(NB, - if you feel despite anything that the vendor is asking too much money and you would not be proceeding regardless state the value you would assign to the property and thank the vendor for letting you view their house)

Vendor 3. (too much work)

Dear Homeowner,

Thanks for letting us view the property today, unfortunately we will not be proceeding any further because we feel there are areas that require attention such as the bathroom and kitchen (for example). Based upon our circumstance/search we will be continuing to look around.
