Some useful information to help you when buying a new home and contacting sellers.

Booking a Viewing

Once you have found a property you are interested in you can contact the vendor (seller) via Email to arrange the viewing. Out of courtesy it is ideal if you can arrange this giving the vendor enough time to prepare the property for your viewing.Secondly it is advisable if you are contacting them by mail to give a bandwidth or range of possible times so you are not continuously going back and forth trying to arrange the viewing.  You may also want to be prepared to tell the vendor you current situation, that is:

  • Have you got your finances in place (that is which provider are you using)
  • Have you got a property to sell at this stage that would be related to the purchase or are you a non dependent purchaser i.e. in rented accommodation or a first time buyer.
  • Have you got any solicitors in mind for the conveyancing
  • What timeframe do you need to be in by if you are interested. i.e. are you flexible, or do you need a quick move or a delayed move.

Such information will show to the Vendor that you are indeed serious about buying and that you are not there to waste anybody’s time, it may also give strength to your position compared to other viewers and show that you have taken the time to be more organized.In Short you will be taken more seriously and you increase your chances of getting the property.
